Small < 250 sqm, Medium 250–600 sqm, Large 600+ sqm. Final quotes are fixed once we've seen 3 photos — these ranges cover ~90% of properties.

The fine print

Why your quote might land high or low in the range.

Property size

We measure in square metres of treated surface, not bedroom count. A 4-bed unit on a tiny block is small; a 3-bed cottage on 800 sqm is medium.

Stain severity

Light algae rinses off cheap. Twenty-year oil stains on concrete need pre-treatment, dwell time, and sometimes two passes. Photos let us spot this in advance.

Access

If the side gate is 600mm wide and we have to walk gear through the house, the job costs more in time. Drive-up access is fastest.

Water + power

We need a working garden tap and a powerpoint within 20 m of the work area. No tap? +$40 for water on the truck.

Travel

Inside the Fairfield core (Bossley Park, Edensor Park, Cabramatta, Wetherill Park, Smithfield, Liverpool, Castle Hill) — no travel surcharge. Outside that, we may add $20–$50 for fuel and time.

Frequency

Subscription customers pay 15–25% less per visit than one-off bookings, plus locked-in rates that don't move with our pricing.

Comparing quotes

How to spot a quote that's too good to be true.

If a competitor undercuts our pricing by 30%+ for the same scope, one of these is usually true:

  • No public-liability insurance — if they damage your render or strip paint, you wear it.
  • No ABN or GST registration — likely cash-only, no recourse if the job goes wrong.
  • Consumer-grade equipment — cheap pressure washers can't lift real stains and tend to leave tiger-stripes on concrete.
  • No pre-treatment chemicals — surface looks clean for a week then mould comes back.
  • Hourly billing with vague scope — usual sign of an upsell mid-job.
  • Unmarked vehicle, no website, no Google reviews — almost no accountability.
