A long lawn is not what gets a property manager in trouble. Being blindsided is — the rotting fence nobody mentioned, the gutter that has been discharging against the wall since autumn, the lifted paver someone eventually trips on.
We are standing on the property with a camera every visit. If we see something, you get a line about it and a photo. What you do with it is your call — but you will not hear it first from the landlord.
We are not licensed to assess or repair any of it. We just point at it while we are there.
Things we routinely flag
- Loose or rotting fence palings and gates that no longer latch
- Blocked gutters and downpipes discharging against the wall
- Trip hazards — lifted pavers, broken path edges, exposed roots
- Tree limbs over the roof, the neighbour's fence, or the powerline
- Irrigation leaks, dripping taps and pooling water
- Rubbish, abandoned items and anything dumped since the last visit

How fast do you come back to us?
Within one business day, with a fixed price and a yes or no on your date. A no on Tuesday is worth more to you than a maybe on Friday, so you get the answer either way.
Do you need the tenant or the vendor to be home?
No. A lockbox code, a key from the office, or an unlocked side gate is enough. We note the access on the property so the next visit is the same.
How do you bill?
To the agency, per property, after the work. Fixed price agreed before we start, so there is nothing to argue about when the invoice lands.
Are you insured?
$10M public liability, ABN 20 718 194 132. Certificate of currency on request — a lot of offices ask before the first job, and that is fine.
