Pressure Washing Cost Sydney: 2026 Price Guide

Real Sydney pressure washing prices — driveways from $179, full house exteriors from $299, decks per sqm. What drives the price up, and why the cheapest quote is usually the most expensive.

Most people Googling "how much does pressure washing cost in Sydney" get hit with a wall of vague answers: "it depends", "contact us for a quote", or some cookie-cutter US blog post quoting USD. So here's a straight answer from someone who runs a pressure washing crew across Sydney every week.

The short version

For a typical Sydney property in 2026, expect roughly:

  • Standard driveway (single or double car): $179 – $299
  • Full house exterior wash (soft wash render/brick): $299 – $599
  • Concrete paths + driveway combo: $249 – $399
  • Timber deck cleaning: $8 – $14 per square metre, usually $220 minimum
  • Roof soft wash (single storey): $399 – $799
  • Pool surrounds / large patio: $199 – $399

Anything cheaper than the bottom of those ranges is usually a one-man-band with no insurance, an underpowered domestic washer, and a hose connected to your tap. We'll get to why that costs you more in the long run.

What actually drives the price

Pressure washing isn't priced like a haircut. It's priced on three things:

1. Surface area

Bigger = more time, more water, more diesel, more chemical. A double-driveway is roughly 60–80 square metres. A full house exterior with soffits and gutters is closer to 250 sqm of surface. A standard 4 x 6 m timber deck is 24 sqm. We measure in sqm because PSI doesn't care how you label the area — it's all square metres of work.

2. Stain severity

A driveway that's been sealed and washed annually is 30 minutes of rotary cleaner work. The same driveway with eight years of motor oil, rust marks from a metal planter, and a shaded section growing black mould? That's pre-treatment, dwell time, hot water, and a second pass. Sometimes a third.

The single biggest swing on price is whether the surface needs sodium hypochlorite pre-treatment — that's the chemical that actually kills the algae and lifts the deep staining. Without it, you're polishing dirt around with high-pressure water and the green/black returns in 8–12 weeks. (More on that in our post on pressure washing chemicals.)

3. Access and water

Some Sydney properties — particularly older terraces in the Inner West and steep sites in the Hills District — make access genuinely hard. Long hose runs, narrow side gates, no convenient tap, no power outlet for a hot-water unit. Each of those adds setup and pack-down time. We don't pad quotes for it, but we do account for it.

Why the $99 driveway quote will cost you more

Search "cheap pressure washing Sydney" on Gumtree and you'll find offers under $100 for a full driveway. Tempting. Here's what's actually happening on those jobs:

  • No public liability insurance. If a stray bit of high-pressure spray cracks your render or breaks a window, you wear it. A legitimate operator carries $20m public liability — that costs roughly $2,000–$3,500 a year, which has to come out of every job.
  • Domestic-grade washer (1800–2200 PSI). That's the unit you can buy at Bunnings for $400. It will not shift oil stains, it stripes the surface like a tiger, and on a real driveway it takes four hours instead of one.
  • No rotary surface cleaner. This is the round attachment that gives concrete an even, stripe-free finish. Without it, you get the wand-stripe look — clean lines next to dirty lines that show up worse than before.
  • No pre-treatment. They blast it, it looks alright while it's wet, and the green algae is back before summer. Now you're paying again.

We've been called out to "fix" cheap jobs more times than we can count — usually after the homeowner realises three months later the stains are coming back. The repeat callout is more expensive than booking a proper crew once.

What a fair Sydney quote looks like

A legitimate quote should be itemised. When we send a quote for pressure washing it tells you:

  • The surfaces being cleaned and their measured area
  • Whether pre-treatment is included (it should be, for any algae or mould)
  • Whether we're using a rotary surface cleaner vs a wand
  • Run-off cleanup (high-pressure work makes a mess — the crew should leave it cleaner than they found it)
  • Public liability insurance certificate available on request

If a quote is a one-line text saying "$120 driveway done", that's not a quote. That's a guess.

Bundle pricing — where the value is

Most Sydney customers don't actually need just a driveway done. They need the driveway, the front path, a side path, and the steps. Or the driveway plus the house exterior soft wash. Suburb-by-suburb notes

Pricing across Sydney is roughly flat — we don't charge Eastern Suburbs more for being Eastern Suburbs. The actual driver is travel time. Our base is in Fairfield, so jobs in Fairfield, Cabramatta, Liverpool, Bossley Park, Edensor Park and surrounds get the tightest pricing. Hills District, Sutherland Shire and Inner West are still well within service range, just budget 10–15 minutes more travel. Northern Beaches is doable but we batch those days, so flexibility on date helps.

Booking and getting a real quote

The fastest way to get an actual price (not a range) is to send through a couple of photos via the quote form. Photos tell us 90% of what we need to know — surface type, current condition, rough area, access. We come back within a few hours with a fixed price, not a "from" number.

Quick rules of thumb:

  • Under $150 for a full driveway in Sydney = something's missing from the quote.
  • $179–$299 for a standard driveway = legitimate, properly equipped operator.
  • $400+ for a tiny single car driveway with no stains = you're being padded.
